Paul and Jill’s 2011 Review
We obviously visited Trafalgar Village again when we were last in Orlando and there was a lot more activity than the previous year. The majority of the units are now sold and being rented to holidaymakers and there are only a handful of properties left. There were more people around the pool, in the gym and using the cinema which gave a really nice holiday feel to the development. We were actually there to pick a townhome for a client our ours and it was the first time we had seen one of the homes furnished inside. I have to say the townhomes are extremely spacious inside and the furniture package is a good standard, especially as it was free. The builder is offering to cover closing costs or install a furniture pack as part of the deal. As closing costs are between $3k and $5k depending whether you take a mortgage or not it makes more sense to have the furniture pack. The builder / bank has a deal with a local company who are using furniture which has previously been used in show homes etc and although you are not getting to choose the package yourself it is more than adequate for a rental home - just look at the photos on the slideshow above.
There wasn’t much difference in the townhomes that were left and the view up the lake from the rear of the home is absolutely stunning. When you consider these homes are priced at $95,000 including furniture can you really go wrong??

The development is located 5 mins further South on Poinciana Boulevard than Cumbrian Lakes across the junction with the 17/92. Obviously it’s a little further south than the prime short term rental developments of Terre Verde, Eagle Pointe, Lake Berkley and Cumbrian Lakes but Poinciana Boulevard is being widened to 2 lanes all of the way down and they are actually up to Trafalgar Village at the moment so within a couple of months all of this work should be finished - this will obviously bring the development closer to all of the restaurants and shops on highway 192
It has a nice entrance which is due to become gated in the next few months - at the moment you can just drive in. The clubhouse is excellent, the gym is well equipped and the cinema is a great idea - owners have a choice of films they can put on throughout the day or they can bring their own DVDs to watch in there as long as they are suitable - you could not find any faults with anything in the clubhouse at all. The HOA is also only $288 per month which includes lawns and pool (this is worth $185 per month) so in real terms you are paying less than $100 per month for the clubhouse, communal swimming pool and general maintenance around the development which is great value.
There are 200 single family plots over 3 phases of which 150 are built. They will not be building any more single family homes until the market picks up as they are actually selling the inventory homes which are already built for less than is costs to build them. The bank now has control of the development and has agreed to sell the remaining built units at these prices to ease the builder cash flow (this is a very similar situation we had with the last 20 homes at Regal Palms where the bank was calling the shots as opposed to the builder). Although the remaining 50 lots are unlikely to be built on until next year it doesn’t really effect the development that much especially if you buy in phases 1 and 2 as they are finished anyway.
All in all it is a nice development with great facilities which has 4 bedroom detached villas for $150k and townhomes which are due to be released any day for around $100k
