Licensing It is State Law that your home is fully licensed if intended for 'short term' (transient) vacation purposes. The property will be inspected and licensed by the State of Florida as a public lodging establishment. Additional County licenses may be required. You will be responsible for the licensing fees.
In addition, sales and resort tax will be collected and paid monthly. This will be collected and paid by us on all our bookings. It is YOUR obligation to inform us by letter or email of tax collected on your own bookings. The amount will be paid from your owner account.
Fire Safety Our office will undertake the responsibility of obtaining and mounting a tagged fire extinguisher in your home, in accordance with State Law. We will ensure that the fire extinguisher is serviced and retagged annually. State Law requires us to hold, in our office a smoke detector for the hearing impaired. Should a guest require use of this unit, is it available free of charge.
In addition, current fire regulations require each home to have a foil hardwired smoke detector system (one detector in each room), and an emergency back-up light system. A fire exit floor plan of your home will be posted on or by the front door.
Pool and Deck Care Through experience, weekly chemical and brushing/vacuuming service of your pool is not always sufficient.
During the warmer months and during the weeks the pools are heated, we often find ourselves topping up levels of water on secondary visits. After strong winds or rain, dust and dirt will inevitably fall into your pool. A twice a week visit will therefore be undertaken during these periods.
After time, excess dirt and mildew may form on areas of your pool deck and patio furniture. At this time we will pressure wash the deck area and chemically clean the patio furniture. There will be an additional charge for this. The deck and furniture will, however, be washed down with a hose if necessary on the day of each new guest check-in.
Heat able Pools Through our maintenance scheduling, we will be happy to turn pool heating systems on and off. Each function is chargeable. Please refer to schedule of charges.
Lawn Care With a subtropical climate, your garden will require maintenance. Our service includes lawn cutting and trimming on a regular basis. Our charge remains the same monthly, although cuts during the summer months are made weekly. During the winter months, your lawn may need only two cuts per month.
We recommend monthly lawn fertilization and pest treatment in order to combat weeds, mole crickets and many other critters. The professional and licensed company we use will take responsibility for the condition of your lawn and sprinkler system, reporting back to you where necessary. Should damage occur due to weeds or pests and you have chosen not to include treatment service, we cannot be held responsible for the condition of your grass. Any additional treatments to combat any problems will be charged to you accordingly.
Pest Control Our pest control service will be implemented immediately upon the closing of your home and walk through. The initial service will include the spraying and laying of insecticides internally and externally. This process will help rid the home of any insects
Continued pest control is carried out monthly and charged accordingly.
Housekeeping We employ housekeeping staff and offer the highest standards of cleaning service. Our staff will report any damages or missing items upon departure. Should any damage be found, the relevant deductions will be made from the Renter's security deposit (currently $250).
Your home will be thoroughly cleaned and made ready for the next renters. The following complimentary items are left in the home: dishwasher detergent, washing powder, toilet rolls, personal soap, hygienic toilet strips, kitchen bin liners, black bags, and paper towel.
Maid Service We offer a mid-term cleaning service or 'Daily Maid Service' before 11 a.m. This service is available to all owners and renters. Please refer to our schedule or charges.
Spring Cleaning Once or twice a year, we recommend a full internal and external clean. Items such as windows, paint touchup, driveways, carpet steam cleaned, etc., will be undertaken in a 'day' cleaning. This extra attention will help keep your home in top condition.
Repair, Replacement, Redecoration The Repairs, Replacements and Redecoration. It is imperative that your home remains in top condition. Our checks ensure that any necessary repairs or replacements are undertaken immediately. Cost will be advised to the owner prior to commencement of work wherever possible. We will also, under normal circumstances, await client instructions before proceeding with work in excess of $200. Any work/replacement carried out under $200 will be invoiced to the client with the following month's account. Replacement items due to wear and tear, such as towels, linens, pillows, kitchen equipment etc., are not covered by the renters security deposits.
If your home is new, and items are under warranty such as A/C (air conditioning) units, we will contact the service company approved by the builder.
Reservations Tour Operator reservations are being made daily. However, we will notify you, the owner, along with your monthly accounts of all advance bookings allocated to your home. Before confirming a booking of your own, it is your responsibility to check availability with us . Once we have confirmed a booking with you, the owner, any changes or cancellation requests made by yourself causing that booking to be moved may incur penalties if alternative accommodation cannot be found.
Owner Bookings It is imperative that all owner bookings and reservations are notified to us immediately to firstly ensure your house is available, and secondly reserve your dates.
