The clubhouse are also features a resort pool and spa, fitness center, cyber cafe, spacious lounge with televisions, tot lot, plus basketball and volleyball courts to make your stay as enjoyable as possible.

Paul and Jill’s July 2010 Review

Bella Vida is a resort within its own right that is located a couple of minutes further East down highway 192 than Veranda Palms just behind Medieval Times. Whilst the drive up to the resort is not as rural as that at Veranda Palms the entrance is very grand and would give renters a real lift as they drove through the gates.

There are both townhomes and single family homes for sale here and the general feeling of the resort is one of a very high standard. There was a thunderstorm brewing on the day we visited Bella Vida and the skies were very grey but it didn’t change our view of the resort one bit. The first thing you see as you drive in is the clubhouse (look at the pictures on the slideshow above) and the villas are located to the left of the clubhouse. The villas are from Park Squares Beach collection which can also be viewed on the slideshow and are very large and open plan – even by US standards.

The clubhouse is fantastic and although there were not a lot of people around the pool that day as the storm was well on its way inn, there were people using the gym and the lounge areas inside the clubhouse. I have to say the decor and general standard of the pool area and the clubhouse was more impressive than anything we have ever sold previously.

I have never been a fan of clubhouses on single family home /villa developments in the past as the cost has been quite excessive. My own opinion has been that those who are looking to rent a home with its own pool are not necessarily looking for a clubhouse with a communal area as well and that having to pay an extra $250 per month for this privilege was a luxury and expense owners did not need. Bella Vida though are charging $625 per quarter for the HOA on single family homes which includes the lawns and a basic cable package  (this is worth $115 per month) . When you consider the average HOA is around $400 per year on a villa development with no extra facilities and you are also getting your lawns done at Bella Vida then the actual net cost for the clubhouse, communal pool, gym, volleyball and basket ball courts as well as the gated entrance is working out at $720 per year / $60 per month which would easily be absorbed with increased rental revenue because of the facilities – you would only need one extra weeks booking to pay for this – the clubhouse works at Bella Vida because the cost is not excessive.

We didn’t bother looking in the townhomes as they are the same models that we have been selling at Encantada. Now Encantada is sold out we expect the townhomes to sell well as long as the prices are lowered to around the $150,000 mark which proved so popular at Encantada -– the builder knows our thoughts on this.
